What is a pressure washing invoice?

A pressure washing invoice should be organised by surface, because that is how the work is priced and how the customer sees the property. House siding, driveway, walkways, patio, deck, roof and fence are separate jobs sharing a trailer, and each has its own rate per square foot.

Hourly billing punishes efficiency in this trade. A crew with a surface cleaner and a good pump finishes a driveway in half the time of a crew with a wand, and hourly pricing pays the slower one more. Quote and invoice by measured area at a per-square-foot rate, and note the area on the document.

Soft washing is chemistry, not pressure, and it should be billed that way. Roof and siding treatments use sodium hypochlorite, surfactants and often a post-treatment rinse; the material cost and the applicator time are real. A separate soft wash line also makes clear that the roof was not blasted with 3,000 PSI, which is what the customer's shingle warranty cares about.

Anatomy of the document

What to include

Everything below is already in the generator above — this is what each part is for.

Property and surfaces cleaned

The address and each surface treated, with its measured square footage.

Method used per surface

Pressure washing, surface cleaning or soft wash, so warranty questions answer themselves.

Chemicals and treatments

Detergents, sodium hypochlorite mixes, rust or oil treatments and post-rinse, as their own line.

Water source and recovery

Whether water was supplied from the site or hauled, and any wash-water recovery or containment.

Recurring plan and visit number

For route customers, the plan, this visit's number and the next scheduled date.

Access and prep charges

Ladders, lifts, moving furniture, plant protection or roof access surcharges.

How to use the generator

Three steps to a finished PDF

1

Enter the property and surfaces

Address, and each surface with the square footage you measured.

2

Price by surface and method

Per-square-foot rates by surface, then soft wash chemistry, access and recovery.

3

Download and send

Download the PDF and send it with before-and-after photos while the crew is still on site.

Square-foot pricing, chemistry and recurring revenue

Measure and price by area

Set a rate per square foot for each surface type — concrete flatwork, pavers, siding, roof, deck — and hold to it. Measuring takes two minutes with a wheel or a satellite image and turns every quote into arithmetic instead of a guess. Put the area on the invoice so the customer can see the rate applied.

Charge for chemistry separately

  • Roof soft wash uses significant volumes of hypochlorite and surfactant; bill the mix, not just the time.
  • Rust, battery acid and oil stains need specific treatments and often a second visit.
  • Note the method per surface — it is your defence when a shingle or paint warranty is raised.

Handle water, power and runoff on the invoice

If the site had no spigot and you hauled water, that is a line. If the job required wash-water containment or vacuum recovery — common for commercial lots, restaurants and anywhere near a storm drain — bill it. Municipal stormwater rules increasingly make recovery mandatory on commercial work, and the invoice is where you show it was done.

Convert one-off jobs into routes

The economics of this trade improve enormously with recurring work: quarterly commercial flatwork, annual house washes, monthly restaurant pads. Price a plan, invoice per visit against it with the visit number and the next date, and bill commercial routes monthly rather than per stop. A route customer who receives one clean monthly invoice renews without thinking about it.

Avoid these

Three mistakes that delay payment

Billing by the hour

It pays for slow equipment and makes efficient crews earn less. Price by measured area.

One line for the whole property

Surfaces have different rates and different methods. Separated, the total explains itself.

No photos

This is a visual trade. Before-and-after photos attached to the invoice end most payment arguments before they start.

FAQ

Common questions

Use the generator on this page: list each surface with its square footage and rate, note the method used, then add chemicals, access charges and water recovery as separate lines.
By square foot. Hourly pricing penalises good equipment and makes quotes unverifiable; measured area at a published rate does neither.
As its own line, naming the method and the treatment used. The chemistry and applicator time are the cost, and the note protects you on shingle and paint warranty questions.
Per visit for residential, monthly in arrears for commercial routes. Show the plan, the visit number and the next scheduled date.
On commercial work near storm drains, usually yes — containment and vacuum recovery take equipment and time, and many municipalities require it. Bill it as a line and note that it was done.
