What is a window cleaning invoice?
A window cleaning invoice bills for a countable job, which is unusual and useful. Panes, storeys, screens, tracks and doors can all be counted, and an invoice built from counts is one a customer can verify by walking around their own house.
Residential work is normally priced per pane or per window with a minimum, with inside and outside billed separately and add-ons for screens, tracks, sills and hard-water stain removal. Height matters: second and third-storey work needs ladders or poles and takes longer per pane.
Commercial storefront work is a different business entirely — a route of small jobs cleaned weekly, biweekly or monthly, invoiced monthly per location. There the invoice is a schedule: dates serviced, locations, and a flat rate per visit.
What to include
Everything below is already in the generator above — this is what each part is for.
Property and access notes
The address, and conditions affecting the work — storeys, obstructions, roof access, restricted parking.
Pane or window counts
How many panes or windows, split by storey, with inside and outside as separate lines.
Add-ons
Screens cleaned, tracks and sills detailed, hard-water treatment, French pane count, skylights.
Recurring route lines
For storefronts: the locations serviced, the visit dates and the flat rate per visit.
Minimum charge
Your minimum for a call-out, so small jobs remain worth driving to.
Terms and rain policy
Payment terms, and whether you re-clean or credit after rain within a stated window.
Three steps to a finished PDF

Counting, pricing and routing
Price from a count, not a glance
Counting panes at the quote stage takes ten minutes and removes every later argument. It also protects you from the two things that ruin window jobs: French panes, where one window is twelve, and second-storey glass that needs a ladder set for each pane.
Charge for the parts customers forget
- Screens, tracks and sills are separate work — price them per unit rather than including them.
- Hard-water stain removal is a restoration service, not cleaning, and is priced accordingly.
- Interior work takes longer than exterior on the same pane count: furniture, blinds, care.
Build recurring routes
Storefronts cleaned weekly or biweekly at a modest per-visit rate are the most profitable work in the trade: tiny travel time between stops, no quoting, and a monthly invoice per location. A dense route of small commercial accounts is worth more than a scattered list of large houses.
Set a rain and re-clean policy
Customers will call after the first rain. Decide your policy — many companies offer a free re-clean within a short window on exterior work only — print it on the invoice, and the question answers itself before it is asked.
Three mistakes that delay payment
Quoting without counting
French panes and second-storey glass turn an eyeballed price into a loss.
Screens and tracks included
They are separate labour and should be separate lines.
No minimum charge
Without one, small jobs cost more in driving than they earn.
